Each one is supposed to carry insurance. If their insurance has quietly expired and they flood a unit, you get sued — not them.

Proof of that insurance is a one-page PDF called a certificate of insurance (a “COI”). Most companies collect them in email and track the expiry dates in a spreadsheet, by hand.
